In a city where residential property headlines dominate, a quiet revolution is unfolding in the world of commercial and industrial real estate, and it is being led by three of the most respected names in the industry.

A mentorship-driven movement powered by over 50 years of real-world experience and over $1 billion in commercial transactions, this programme is focused on creating a Balanced Property Portfolio (BPP): one that combines residential with commercial properties to maximise returns while navigating the constraints and risks.


Trainers as millionaire practitioners first


Choo, Tan, and Chuang are not career educators, but battlefield-tested investors who are active in the market.

From conducting technical site analyses to understanding unrecorded deals and off-market opportunities, their combined expertise comes from decades of first-hand experience navigating the complex terrain of commercial assets.

Chuang puts it candidly: “We don’t just teach theory. We test our participants in the field on site visits. They learn how to calculate investment returns, identify the right URA zoning, and even pitch to real investors. It’s on-the-ground training with loads of fun that can’t be found in any textbook.”

Filling a massive knowledge gap


Most agents, the trainers argue, remain stuck in the residential domain not out of preference but out of habit and fear. As Tan explains: “90% of agents focus on residential properties. Why? Because commercials, especially shophouses, come with a steep knowledge barrier. Transactions are not always caveated. If you don’t know what you’re looking for, you’ll miss the deal entirely.”

“We see it all the time. An agent tells me his seller owns a shophouse and wants to sell, but he has no idea how to begin. Another agent reaches out and his high-net-worth (HNW) client is eager to invest in shophouses but doesn’t know where to start.

“Bridging this commercial property knowledge gap isn’t optional; it’s essential for agents who want to stay competitive.”

That’s where the trio’s training proves transformative.

Their course content is supported by TNL Checklists, including the TNL 28 Points Listing Checklist while taking a new listing to market.

Students are also equipped to perform investment calculations using the proprietary TNL templates. They are trained to assess deal suitability by asset class, investment returns versus risk and identify possible pitfalls. Complex topics are made simple by the use of the 7T Framework on how to choose the right factory, office or retail space.

More importantly, students are guided through an actual transformation: from viewing property as a sales product to understanding it as a wealth-generating asset class.
